Save Frasier Meadows

Hello Frasier Meadows Neighbor, We don’t want a 4 story luxury high rise to be built in the middle of our Frasier Meadows neighborhood next to the park, church, and school. The Revised Application for the redevelopment of the Mountain View United Methodist Church and Frasier Meadows Manor was submitted to the City of Boulder Planning Board on July 29th. We have another chance to make our voices heard and to stop the approval of a proposal that will spoil the heart of our small neighborhood. Now is the time to learn about the proposed development and to speak up for our neighborhood to the Planning Board and City Council. Based on the input that many neighbors gave to the Planning Board last fall and winter, some concessions were made by FMM and a revision of their plan is open for public comment. The revised plan still includes tearing down the south part of the church, the excavation of a 2 level underground parking lot with 230 new parking spaces at the corner of Pawnee Dr. and Sioux Dr. topped by a U shaped 55 ft height building, 175,937 square foot in size, with 95 luxury senior apartments located along Pawnee and Sioux. FMM still wants to purchase Ponca Pl and incorporate it into FMM property. In response to neighbor complaints FMM did move the garage entrance off of Sioux Dr and onto Pawnee Dr. They very slightly decreased the number of units and the number of parking places in the garage. They moved the top fourth story of the building back a mere 10 ft. Little else is changed. What this means for the residents of the Frasier Meadows neighborhood is that this small neighborhood will endure 2 years of noisy, dusty excavation and construction, trucks driving past our homes and parking up our streets and then a totally changed neighborhood with a 55 ft building blocking views, blocking sunshine, and towering over the adjacent one and two story single family homes and the elementary school nearby. A lot more traffic, a lot more trash and delivery trucks going past our houses to serve a much bigger Frasier Meadows Manor.

1. Review the Revised Proposal

2. Write to the Boulder City Planning Board

Write to the city planning board to oppose this development based on its size, height, population increase and negative impacts to the neighborhood. Citizens can send letters to the Boulder City Planning Board at [email protected]. Also, be prepared to attend Public Review sessions for this proposed project.

  • The city has a 35 ft building height limit but FMM is planning a 55 ft, four story building. This will block views of the park and mountains.
  • The city requires a transition between high rise buildings and single family homes but FMM is planning no transition. No bungalows across from our houses as other senior facilities have done in Boulder.
  • An estimated 200 more cars in the neighborhood for residents and more staff. 230 cars turning off Pawnee into the garage.
  • The whole eastern side of Horizons School will be in the icy, winter shadow of the high rise. FMM provided a misleading profile study for a 35 building but are planning on 55 ft.
  • The 2 level underground parking will take over 1000 dump trucks of soil being driven past our houses. Construction workers will take over our streets for 2 years. When completed, we will be left with the increased noise of ventilation, generators and emergency vehicles right across the street from our bedrooms.
  • Another underground parking lot will be built in the flood plain waiting to fill with water as happened at FMM in 2013, adding to the high prices of our auto and property insurance.
